Each holiday booking constitutes a Rental Agreement between the hirer and the proprietor, which is subject to the conditions set out below.

1. Age:

1.1. The person making the booking must be over 18 years old and must have authority to sign on behalf of the full party.

1.2. We do not accept groups aged under 18.

2. Payments:

2.1. Where a firm booking is made, a non-refundable Booking Deposit of 30% of the full rental will be payable. Where a booking is made within six weeks of the holiday start date, full payment will be due.

2.2. The Rental Balance will be due six weeks prior to the holiday start date. Where payment is not made, the booking will be deemed to have been cancelled by the hirer.

2.3. A Damages/Security Deposit of £100 is held at time of booking. Assuming there is no damage or additional cleaning costs, this will be released promptly after the holiday.

3. Cancellation:

3.1. Where a booking is cancelled over six weeks in advance of the arrival date, the Booking Deposit will be retained by the proprietor but the hirer will not be required to pay the Rental Balance. We strongly recommend that the hirer takes out holiday insurance at the point of booking.

3.2. Where a booking is cancelled within six weeks of the holiday start date, the Booking Deposit and Rental Balance will be retained by the proprietor. Every effort will be made to secure an alternative booking and, if successful, the Rental Balance, less any difference between that and the value of the alternative booking, will be repaid to the hirer.

3.3. Should the hirer be required to cancel their holiday as a result of a pandemic, the proprietor will work with the hirer to reschedule their booking. Should this prove impossible, or if this is not the hirer’s preference, the proprietor will provide the hirer with a full refund.

4. Pets:

4.1. The proprietor operates a strict no pets policy

4.2 Failure to comply with this policy will constitute grounds for immediate cancellation of the Rental Agreement without compensation.

5. Tariff:

5.1. The stated tariff includes gas, electricity, bed linen and towels (excluding beach/pool towels).

6. Obligations – the hirer agrees:

6.1. To pay for breakages and any damage to the property, prior to departure.

6.2. To take good care of the property and leave it in a clean and tidy state.

6.3. To pay for any special cleaning required over and above a standard change-over clean.

6.4 To respect the privacy of other guests and neighbours.

6.5. To ensure that all members of the party behave in a manner that will not cause offence or disturbance to other guests or neighbours. The proprietor reserves the right to terminate a Rental Agreement, without compensation, where such offence or disturbance occurs.

6.6. Not to sublet or share the property with any person not named on the Rental Agreement.
